Some problems are routine closing items
A normal mortgage payoff is usually handled through closing. Other liens may also be paid from the seller’s proceeds if there is enough equity and the lienholder provides an acceptable payoff.
Other problems require actual title work
Ownership disputes, probate, missing signatures, unreleased liens and chain-of-title defects can take additional documentation, negotiation or legal work before a closing can occur.
Why tell the buyer early?
Because title problems rarely improve by hiding them. If we know the issue at the beginning, we can evaluate whether there is a practical path and build enough time into the transaction.
