The property type matters. The numbers matter more.
We underwrite expected value, repairs or site work, rent, vacancy, holding costs, financing, resale risk, title, access, utilities, local demand and the seller’s timeline. A rough-looking property can be a great acquisition. A beautiful property can be a bad one. The numbers decide.
